Preparing your home for a spring sale

Whilst spring might seem a far off dream as we shiver through winter, it will be upon us before we know it and it’s best to be prepared. If you’re considering taking the leap and selling in spring, here’s a few handy hints to win over those springtime buyers.

Flow

From the minute a prospective buyer sees your home from the kerb, they immediately start making up their mind. Ensure that your property shines from all angles; from the street to the entry hall, to the bedrooms and through to the back garden.

Flow has an incredible impact on buyers and the worst enemy of flow is clutter. Remove all personal items, clear benchtops of appliances, minimise the amount of decorations on shelves, remove DVDs from TV cabinets, put toothbrushes and soaps in cupboards, store kids toys in boxes or cupboards, and so on. No matter how large or small your property is, the key to decluttering and improving flow is to literally walk from the front door around the home, exactly like a potential buyer would do, and remove all furniture/objects/decorations that get in the way or do not need to be there.

Studies prove that clutter negatively affects people’s ability to focus, so the less clutter, the more focus potential buyers will have to fall in love with your home.

Spring is the ultimate time to show how much wonderful light streams into a property. Buyers, especially on the leafy North Shore love light. It’s one of the top things buyers ask for and is often the deciding factor on what property to purchase and how much to pay. Open doors, windows, remove window furnishings and clean windows inside and out, to ensure the light floods in.

Colour

Nothing says spring more than colour. A clever way to bring colour into your home in preparation to sell is to fill vases with bright and beautifully scented flowers, or use pillows, a throw rug or carpets.

Tipped by Vogue to be the colour of the spring/summer season this year is lavender. Romantic yet elegant, lavender is a versatile colour that is universally attractive and so easy to bring into your home. If lavender is not your colour, try sky blue, emerald green or metallic accents.

Colour makes all the difference in a backyard. Ensure the yard is looking its springtime best, by mowing lawns, carefully maintaining edges and plant some colourful perennials likes Pansies, Hellebore, Tulips, Hyacinths and Hydrangeas.
